The rates offered are inclusive of:

  • Welcome drink and cold towel upon arrival
  • Welcome fruit basket upon arrival
  • Daily a-la-carte breakfast. Non-resident guest who is not staying in the Villa will be charged an extra cost
  • One-time return airport transfers. Additional airport transfer will be charged an extra cost
  • 24 hours security
  • Chef service (food and beverage to be prepared for lunch and dinner are to be provided by the guests; our staff can purchase supplies with a 10% service charge on top of cost)
  • In-house laundry (dry clean can be arranged with an extra charge)
  • Daily housekeeping
  • Full compliment of staff from 7 a.m. to 10 p.m.
  • A seven-seater car and driver (petrol, parking and entrance fees not included) for 8-consecutive hours per day per each night stay. Thereafter the car will be charged an extra cost. The car will have a full tank of petrol on arrival, and the guest is required to refill during the stay and return the car with full tank of petrol
  • Wi-Fi connection


  • All rates are subject to 10.5% Government Tax and 5% Service Charge
  • Minimum stay during Low and High Season: 3 nights
  • Minimum stay during Peak Season: 5 nights
  • The rates are for maximum of 8 people, and we allow 2 more guests by providing extra beds with extra charge
  • We will inform any changes on the rates and incidental charges

Terms & Conditions

  • The Villa sleeps up to eight persons
  • Check-in time is after 2:00 p.m., with checkout by 12 noon on the day of departure
  • Late checkout is possible at extra cost, depending on availability
  • Rates include the cost of electricity, water, and supplies of cleaning, gardening and toiletries
  • Rates do not include gratuities for staff
  • The minimum stay requirement: 3 nights on Low Season and 5 nights on High Season and 7 nights on Peak Season


A deposit of 50% of the full rental must be received into the account stated on the invoice within five working days of the invoice date. If the deposit is not received in a timely basis, the booking may be canceled at the owner's discretion Final payment is required 45 days prior to arrival (60 days for Peak Season reservations) or together with the reservation form and deposit if booked less than 45 days prior to arrival (60 days for Peak Season reservations) Payments are to be made by bank transfer and all bank charges are to be borne by the renter Failure to receive the final payment on a timely basis may result in the reservation being canceled at the owner's discretion All deposits and final payments are non-refundable. A guest may request a change of date after having paid the deposit but the new dates must be in the same calendar year as the original booking. Any amendments to a reservation will be subject to availability and at the owners discretion All incidental charges such as food and beverages, in-house spa treatments, extra car hire, etc., must be paid on check out in Indonesian Rupiah


The Villa’s insurance expressly does not cover the personal effects of guests or ill health or injuries sustained while staying at the Villa. Guests are responsible for any insurance that they might require while staying at the Villa or while holidaying in Bali.


The owner is not responsible for any injury, illness, loss, damage, extra cost, or any inconvenience caused while staying at Karang Kembar 3 or while using the facilities provided, including the Beach Club and provided transportation, and will not be responsible for any cost arising from loss or damage to private belongings, vehicles, or other property brought into the Villa by guests.

Damage and Losses

On departing Karang Kembar 3, guests are expected to leave it in the condition in which they found it. The owner reserves the right to charge for any damage caused to the Villa, or any fixtures, fittings, furnishings or art, which arises during a stay that is a consequence of a guest’s actions or for any loss that is incurred as a result of such actions. The Villa owner has the right to immediately reclaim the property if guests causes extreme damage, annoyance or undertakes any activity or action that is inconsistent with the laws of the Republic of Indonesia
